Flexible residential mortgage lending for property buyers

Finding and purchasing a property can be overwhelming for prospective buyers. But we believe in helping people get the home they deserve, even those with unusual requirements or financial profiles. We’ve been doing this since 1953, when our founders started the Society to help local people buy their own homes.

While we’ve evolved since then, the principle remains the same. We lend to people from all walks of life, with different employment types and income sources, adapting to changing economic and working conditions.

Residential mortgage applications for first-time buyers, mixed-use properties, second homes and houses with annexes (for let or use by friends or family) are all accepted. We don’t have an upper age limit, as long as there’s an ongoing income to support the borrowing, and no minimum property ownership is required.

If you’re an intermediary or professional mortgage adviser, any eligible application you submit to us will be individually assessed by our specialist underwriters.

Key features of our Residential property mortgages
  • We allow up to four borrowers per application
  • We accept income from all borrowers
  • Our maximum LTV is 75% for interest-only, 85% for repayment
  • Joint-borrower, sole-proprietor and guarantor mortgages are available
  • We accept certain foreign currencies for affordability purposes
  • We’ll consider employed, self-employed or contractor buyer profiles
  • Large residential mortgages are available, with loans of up to £3.5 million
