Tailored mortgage lending for DIY property needs

At Harpenden Building Society, our self-build mortgages are backed by experienced underwriters, a flexible lending approach and a can-do attitude – tackling complex cases many lenders avoid.

We embrace diverse buyer needs, including barn conversions, rebuilds, land purchases with planning permission and new builds on owner-occupied land.

We accept mortgage applications in England or Wales for up to three properties being built, with one as the main residence, offering loans of up to £2 million. We’ll also consider various forms of employment and income, as well as certain foreign currencies.

We deal directly with brokers and individually assess each application to understand key requirements and tailor solutions to people’s specific home-building ambitions.

If you’re an intermediary or professional finance adviser, any eligible self-build mortgage application you submit to us will be carefully reviewed by our specialist underwriters.

Key features of our Self-Build mortgages
  • We offer mortgages for up to three properties being built (one as the main residence)
  • We consider non-standard construction types, depending on valuers’ comments
  • Applicants can borrow up to £2 million (up to 75% LTV for IO mortgages)
  • Barn conversions, new builds, knock-down/rebuilds and land purchases with planning permission are all accepted
  • We also take on cases of new builds on owner-occupied land
